Preventing Water Damage from Frozen Pipes

If you go away, the last thing you want to deal with is returning to frozen pipes in your home and the expensive and devastating complications that can involve.

What Causes Frozen Pipes

Frozen pipes, unfortunately, are just the beginning of the domino chain of problems. When the temperature drops, the water inside the pipes freezes and expands. This causes the pipes to leak or burst. The smallest crack in a pipe can easily equate to extensive damage. If precautions aren’t taken to help ensure that pipes won’t freeze, be ready to deal with flood damage and, consequently, mold as well.

Flood Damage

A broken pipe is not the only problem you’ll be facing if a water pipe in your home or business freezes. A tiny rupture from a frozen pipe can easily leak a couple hundred gallons of water in a day—and if the pipe actually bursts, there's an unbelievable amount of water and damage, especially if no one's around to notice it quickly! Standing water comes with its own set of complications. Flooding can cause permanent and irreversible structural damage. It can also ruin irreplaceable possessions as well as expensive furniture and appliances. Because of this possible danger, always remember to be cautious of electrical appliances when experiencing flooding conditions. Repairing structural damage and replacing ruined items will not only be another added hassle but also financially draining—especially if your homeowner's insurance does not cover your particular pipe break!

Mold Damage

In addition, wet walls, floors, furniture, and other possessions are at risk of growing mold. The moisture in a damp environment is the perfect catalyst for bacteria and other toxins to take hold. Special measures must be taken to properly dry out the affected area and items and eradicate the mold. If this issue isn’t quickly and properly addressed, your problems will last long after the broken pipe has been replaced. Mold irritants can exacerbate or cause allergies, asthma, respiratory infections, and other long-term illnesses. It is imperative that everything is thoroughly dried out and professional cleaned to completely eradicate the mold and prevent it from becoming an even bigger and lingering problem.

Prevention and Aftermath Game Plan

The best way to deal with this type of catastrophic damage is to first prevent it. When the weather is cold and your house will be empty for even a short period of time, be sure to do the following before leaving:Faucet and water drop
  • Set your thermostat to 55° Fahrenheit or higher.
  • Insulate your pipes if at all possible.
  • Open cabinets to expose pipes to warm air and keep them from freezing (esp. pipes on exterior walls).
  • Allow warm water to drip from faucets with exposed/uninsulated pipes, to keep pressure from building up.
  If your pipes do become frozen, turn off your water supply. This will help protect your home or business from experiencing subsequent issues such as burst pipes and flooding.
